NOI represents the property's or project's annual income generated from rental revenue or cryptocurrency mining rewards, minus all operating expenses, such as property taxes, maintenance costs, and management fees.

How to Figure Out Cap Rate for Cryptocurrency:

Estimate Annual Mining Rewards: Determine the estimated annual mining rewards for the cryptocurrency project based on current mining difficulty and network hash rate.

Convert Rewards to Fiat Currency: Convert the estimated mining rewards into the project's target fiat currency (eg, USD) using the current market price of the cryptocurrency.

Calculate Operating Expenses: Identify and estimate the project's operating expenses, such as electricity costs, hardware maintenance, and pool fees.
